Right of Superficies in the Context of Valuation

The master thesis "Right of Superficies in the Context of Valuation" deals with an analysis of institute of the right of superficies as defined in Sec. 1240-1256 of the Civil Code as an exception to the principle of superficies solo cedit which allows to build a building on or under land of another owner without this building becoming part of this land. The thesis deals with the current legal regulation of this institute but it contains a historical excursion into the previous legal regulations governing the right of superficies on the territory of the Czech Republic as well. Second part of the thesis deals with an issue of valuation of the right of superficies, both according to the Property Valuation Act and the Valuation Decree, as well as market valuation. The final part of the thesis contains a model valuation of a selected right of superficies according to the valuation legislation, including the interpretation of the findings.
Valuation of Ornamental Plants of a Tree Character – Comparison of Valuation Methods in the Czech Republic – the Price Observed and the Usual Price

The aim of thesis was to explore current approaches using for valuation trees on non – forest lands. Another aim was compare usual price and price assessed determined accordin to Valuation Decree. Methodics used for valution trees was valuation according to the valution regulation, Koch´s methodic and Methodic for valution tress growing out of forest.Market price wasfound out as a research at specialized subjects (trees numery, garden – tillages etc.) In practical part was evaluace price found of three pine trees and three leafy trees in three age phases. Discovered informations are commented and summarazied in final chapter.

Coefficient of merchantability for forest stands its usefulness and future utilization

Ministry of Finance has been repeatedly pointed out for the absence of merchantability coefficient for forest stands [4]. To calculate the coefficient of merchantability has to be available a certain amount of data. Coefficient of merchantability is annually updated by the Ministry of Finance. It is calculated from data of the sales made provided by the tax authorities on the basis of § 33 (3) of Act No. 151/1997 Coll. Data that Treasury receives from the tax authorities must be "cleared„ and those that might somehowskew the coefficient must be excluded. To determine the coefficient of merchantability, as already mentioned, it is necessary to have a certain amount of data, so number of all sales of the property must be large enough. Which is not, in the absence of data, available for all types of real estate.
Valuation methodology of properties and valuation of the house including accessories

Bachelor thesis is divided into two main parts. In the theoretical section of the thesis there are explained the basic concepts of valuation. The knowledge of those concepts is crucial to the practical part. There is also emphasized internal work of cadastre and job description of valuers and experts. At the end of theoretical part there are briefly listed and described methods of valuation. The second practical part is focused on the valuation of specific property including accessories. An administrative method of cost approach is used. Valuation regulation No. 3/2008 has been used for administrative method. Regulation specifies the procedures and values, which are important for property valuation to determine the price for tax purposes.
Applying a market analysis to a real estate appraisal

The diploma thesis focuses on a market analysis of a selected segment of a residential market and subsequently estimates the value of a real property from that segment. The aim of this work is to apply the analysis's conclusions to the appraisal of a family house and assess the extent in which the administrative value of the house approximates its market value. The introductory part explains the most important concepts and methods used. The core part is divided into two parts -- market analysis and the appraisal itself. The market analysis is based on a top-down method that first concentrates on a macroeconomic situation of the economy and then on a selected segment of the real estate market. Value of a chosen real property -- a family house -- is estimated using four different methods: administrative costs approach, administrative comparison approach, reproduction costs approach (market based) and sales comparison approach. In its conclusion the thesis evaluates current perspectives of family houses' market and based on results of methods used estimates the final market value of the chosen real estate.
Valuation of a real property burdened by a property right and its redevelopment into apartments, including the assessment of the prospects of the project

The thesis deals with the valuation of the house, including land and all accessories under various conditions. The theoretical part explains the basic terminology and summarises the valuation methods used in this thesis. The practical part begins with the valuation of the house and land including all accessories, according to Ordinance for Valuation and Market Valuation Methods, specifically the Asset Value Method and the Comparative Method. The next section considers the existence of a life-use easement by a co-owner of part of the house, gardens and common areas, and sets the value of the property burdened by this easement. At the end, the property is valued as two separate apartments. All costs necessary to achieve the income from rent and property redevelopment are estimated, as well as the net annual return which would result from letting the two apartments. Final assessment of the benefit of the project is implemented through an Economic Rent Method and its comparison with the annual rent income.

This bachelor thesis is focused on evaluation of real estate. Thesis contains two main parts. The theoretical part describes basic concepts from the area of evaluation and summarizes particular valuation methods, especially the administrative one. The main aim of the practical part is application of theoretical knowledge, valuation of family house. The valuation is carried out by the administrative method according to valuation regulation.

The work deals with basic concepts of the valuation of real estates, institutions in the field of valuation of assets and methods, which are used for the valuation of real estates. There is valuated the specific property - the family house with its equipment in Cerveny Kostelec in the practical part of this work. The evaluation is carried out by the administrative method according to valuation regulation.
